Building Regulations
Many jobs in your home now need to satisfy Building Regulations and be approved by your Local Authority Building Control. However an Installer registered with a Competent Person Scheme such as APHC can do this on your behalf.
If you fail to comply with the appropriate Building Regulations any work will be illegal and you could face prosecution with fines of up to £5000. There is evidence that Local Authorities are taking this seriously and prosecuting for non-compliance. Complying with the Building Regulations will ensure that any installations meet the required standards for Energy Efficiency and safety. Certificates proving compliance will be needed if you are selling your home and have to compile a Home Information Pack (HIP).
Installers registered with a Competent Person Scheme can notify the Local Authority on your behalf and will issue you with a certificate on completion of your installation.
If you choose not to use a registered competent person scheme member, you will have to notify your local building control and submit a building notice or a planning application. They will charge a fee for this and inspect the work prior to and after completion.
A registered competent person can self certificate the following: New and replacement boilers or heating systems, additional radiators to an existing heating system, new and replacement oil tanks, new bathrooms or kitchens where the existing plumbing is altered.
